This time, as a base for sauna activities (“sa-katsu”) in Tokyo, I stayed at “Natural Hot Spring Hojo no Yu Dormy Inn Ikebukuro” (hereafter Dormy Inn Ikebukuro), a popular Kyoritsu Maintenance hotel within walking distance of Ikebukuro Station.
This article gives a detailed introduction to my impressions and a real review of actually staying at Dormy Inn Ikebukuro.
- “I want to stay at Dormy Inn Ikebukuro, but I’m curious about the atmosphere and facilities inside”
- “I’m looking for an inn around Ikebukuro where I can soak in a natural hot spring and relax”

This guide is just right for people like that.
Please read to the end of this stay report, where you can enjoy a “kuroyu” (black water) hot spring and a “machi-chuka” (neighborhood Chinese restaurant) breakfast right in central Tokyo.

Great location within walking distance of Ikebukuro Station! Why Dormy Inn Ikebukuro is chosen

Do you know how many hotels there are around Ikebukuro Station?
From business hotels to capsule hotels and even luxury city hotels, there are as many as more than 150 (*as of 2026).
With so many options, it’s natural to struggle choosing a base for a Tokyo business trip or sightseeing.
In particular, there are nearby options such as “Dormy Inn Korakuen” and even higher-class downtown inns, so many people must wonder “What’s the deciding factor for choosing Ikebukuro?”
With so many options, it’s natural to struggle choosing a place to stay for a Kyoto trip or a business trip.
This time, the author chose this inn for “sa-katsu” (sauna activities) in central Tokyo, and based on my actual stay, the people best suited to stay at Dormy Inn Ikebukuro are as follows.
・People who want their skin soothed and moisturized by the jet-black natural hot spring (kuroyu) that is rare in central Tokyo
・People who want to enjoy an authentic “machi-chuka” breakfast (pan-fried gyoza, fried rice) to the fullest
・People who want to base themselves in the Ikebukuro East Exit area, around Sunshine City and “Otome Road”
I’ll explain them in order.
The first group is people who want their skin soothed and moisturized by the jet-black natural hot spring (kuroyu) that is rare in central Tokyo

A hot spring inn in the Ikebukuro area where you can enjoy Tokyo’s distinctive “kuroyu” is very rare.
The public bath “Hojo no Yu” on the top floor is characterized by its silky water.
An authentic high-temperature sauna, a chilled cold plunge, and an open-air cooling-off space where you feel the breeze. Having the whole sauna-bliss setup is the biggest reason this hotel is chosen in the Ikebukuro area!
The second group is people who want to enjoy the luxury of a “hearty machi-chuka” from the morning

Dormy Inn is known for its “local breakfast,” and Ikebukuro’s concept is “machi-chuka” 🥟
Hearty menu items are lined up, starting with freshly pan-fried “gyoza,” plus fried rice and shumai!
There’s no seafood bowl like at other branches, but the uniquely Ikebukuro lineup is highly acclaimed!
The third group is people who want to enjoy sightseeing and fan activities (“oshi-katsu”) in the Ikebukuro East Exit area smartly

The hotel is about a 9-minute walk from the East Exit of Ikebukuro Station.
Sunshine City and the anime hot spot “Otome Road” are right nearby, making it an irresistible base for fujoshi fans.
It’s perfect for people who want to keep lodging costs down a little and spend that money on shopping and events in Ikebukuro.
[Comparison] Which is recommended: “Dormy Inn Ikebukuro” or “Dormy Inn Korakuen”?
In the same Toshima/Bunkyo area, “Ikebukuro” and “Korakuen” both have rich saunas and hot springs. For those wondering which to stay at, here are the main differences.
| Comparison item | Dormy Inn Ikebukuro (this article) |
Dormy Inn Korakuen |
|---|---|---|
| Public bath features | Natural hot spring (kuroyu) | Indoor bath (not a hot spring) |
| Sauna & cold plunge | Standard (high-temperature sauna) | One of the largest in Tokyo |
| Breakfast highlight | Authentic machi-chuka buffet | Kuwa-yaki and onigiri |
| Distance from nearest station | About 9-minute walk from Ikebukuro Station | 1-minute walk from Kasuga Station |

If you think “I want to soak in a rare kuroyu hot spring and eat gyoza and fried rice to the fullest from the morning!”, Dormy Inn Ikebukuro, introduced this time, is ideal. On the other hand, if you prioritize the size of the public bath and closeness to the station, Dormy Inn Korakuen becomes an option!!
Access to Dormy Inn Ikebukuro
Dormy Inn Ikebukuro is located about a 9-minute walk from the East Exit of JR Ikebukuro Station, a hotel operated by Kyoritsu Maintenance that has a kuroyu natural hot spring, rare in Tokyo, and a sauna.
There are several convenience stores near the hotel (such as Seven-Eleven and FamilyMart), and within walking distance are Sunshine City and a bustling district lined with restaurants, so you’ll never be stuck for late dinners or small shopping!
Parking is first come, first served (with vehicle height limits) at ¥3,000 per night; if it’s full or your vehicle can’t enter, you’ll use a nearby non-affiliated coin parking lot. Parking lots in the area are very crowded on weekends and event days, so I recommend public transportation whenever possible.
Check current stay plans and rates!
This time I used Rakuten Travel’s “[“Kuroyu” Natural Hot Spring × Reach Sauna Bliss!] Dormy Inn Standard Plan!! <Breakfast Included>.”
The rate was ¥17,000 for one guest on a weekday with breakfast.
Probably because of downtown pricing, the rates feel a bit bold even on weekdays.
Especially on weekends and days before holidays, it’s not unusual for the rate to exceed ¥40,000 per night. It’s a premium price range for one of Tokyo’s most popular areas with outstanding facilities.
[Stay Report] Reporting on the hotel from check-in onward

Now let me introduce the details of “Dormy Inn Ikebukuro,” where I stayed this time! ✨
From Ikebukuro Station to the hotel is a walk 🚶💨
After exiting the Ikebukuro Station East Exit gates, head toward Sunshine City 🏢 Pass through the lively Sunshine Street, go under the Metropolitan Expressway overpass, and after a short way the hotel entrance came into view on the right 🚪
A chic lobby and smooth procedures

The hotel’s front desk is on the right just inside the entrance. The counter is spacious, and the staff handled things very smoothly.
It wasn’t crowded and I didn’t have to wait 🙌
It was prepaid this time, so I paid smoothly by credit card.
After getting a rundown of the public bath, breakfast, and the much-anticipated “yonaki soba” service, it was finally check-in! 🔑

In one corner of the lobby is a welcome drink corner that guests can use freely. ☕️
It’s nice to get freshly ground coffee for free when you arrive and want to catch your breath. A treat for business use or when you’re tired from walking around Ikebukuro 🙌
The amenity bar familiar at recent Dormy Inns is also provided here 🪥
Dormy Inn Ikebukuro room check: a functional, calming private space

The elevator hall is a calm space with houseplants! It may be rare for a Dormy Inn.
The elevators are set up so that you can’t press the guest floor buttons unless you hold up your card key, which is very reassuring for security 🔐

The guest room doors are dark brown, and the whole floor is unified in calm tones, giving a chic atmosphere that goes beyond a business hotel!
Hold the card key to the sensor on the door handle and open! 🔐

Inside the room, the layout is functional with no waste, typical of Dormy Inn.
The room this time is a double room. The spacious bed uses a Serta mattress, with a comfortable firmness that promises deep sleep until morning 😴💤

The bed from another angle.
The main bed at the back of the room is spacious, a size that lets one person stay in luxury ✨
Near the headboard, the light switches are gathered together and outlets essential for charging your phone are fully provided. It’s nice that everything can be done at the bedside. 📱🔋

The bedside switch panel is designed to reach every itch.
It has both USB ports and outlets! 🔌✨
Not only phones but also tablets and camera batteries—being able to charge multiple devices at once at the bedside is truly helpful!

The desk area is very compact and neatly organized functionally!
Because the TV is pushed to the left, the work space on the right stays wide, a welcome design 💻✨
The chair is also a solid wooden chair with a backrest, so you can settle in to work

The TV on the desk lets you not only watch programs but also check the public bath’s crowding and the breakfast venue’s availability in real time!

Under the TV is a PIN-code safety deposit box. 🔐
Operation is very simple. There are clear instructions on the left of the door, so even first-timers can set it without confusion 👍
It’s reassuring to be able to quickly store your wallet and valuables when going to the public bath or stepping out briefly!

On the shelf, bath towels and face towels are prepared together in a dedicated basket.
The public bath has no provided towels, so it’s customary to take this basket from your room.
Everything you need is included, so you can just pick it up and head straight to the public bath—seriously easy!

Open the door under the washbasin and a compact refrigerator is stored there.
Looking inside, free mineral water was provided!
It’s essential for rehydrating after a sauna, so having it in the room is really appreciated. 🙏

And there’s one more welcome Dormy Inn touch.
Contents vary by season and time, but welcome sweets (such as fruit jelly) may be chilling there too! 🍊✨

Right beside the room entrance is an open-type hanger rack.
Here is the familiar separate-type loungewear. It feels good on the skin and isn’t tight, so the biggest advantage is that you can wear it not just in the room but straight to the public bath and restaurant! 🙌
A clothing deodorant spray is also always provided, so after enjoying a meal at one of Ikebukuro’s delicious restaurants, it’s a nice touch to be able to quickly freshen the smell of your coat and clothes 🌿
I basically change into the loungewear as soon as I’m in the room and switch to my own relaxation mode!

In the room’s loungewear and these slippers, you can use all the facilities in the hotel, including the public bath, breakfast venue (Restaurant Hatago), and lobby!
How clean is the plumbing area? Washbasin and toilet

In the hallway section of the room is a handy separate washbasin.
The plumbing area is compactly arranged, yet the mirror is large and the lighting is bright, perfect for makeup and checking your appearance! 💄

Across from the washbasin is a separate toilet.
A clean white-based space, naturally equipped with a shower toilet with a bidet function.
*The double room I stayed in had no shower or unit bath.
Ikebukuro’s only natural hot spring “Hojo no Yu” | Reach sauna bliss at the top-floor open-air bath

Take the elevator up to the top 15th floor and there is the entrance to “Natural Hot Spring Hojo no Yu.”
The wood-grain Japanese-modern lattice-design walls create an atmosphere that makes you forget the bustle of the city.

At the entrance to the public bath, I glanced down…
and there sat a cute “owl” stone statue, a symbol of Ikebukuro! 🦉💕
On your way to the public bath, be sure to check out this adorable owl too! 🙌

Kuroyu, the natural hot spring rare in Tokyo, has a silky texture and is a skin-beautifying bath that smooths the skin ✨

The open-air bath on the top 15th floor is a space with an openness hard to believe is in the middle of the city 🌿
Natural light coming through the skylight reflects off the water’s surface, which is really beautiful ✨
Under the Ikebukuro sky, forget the bustle of the city and enjoy a blissful bath, a supreme hideaway of a bathhouse 😊
Authentic high-temperature sauna and ice-cold cold plunge (sauna experience)

The sauna room is an authentic high-temperature sauna filled with a pleasant woody scent 🔥
Sauna specs: about 100℃ / capacity 10 / 2 tiers / convection stones + electric / with TV!
The room is spacious and clean, and you can sweat thoroughly while watching TV ✨
However, the depth is shallow and it was hard to sit cross-legged…
A moment of “reaching sauna bliss” with the ice-cold cold plunge and open-air cooling off

The cold plunge is around 15–16℃ and crisp, tightening your body at once after the sauna.
The view from the open-air space is wonderful, so relax in the sauna-bliss chairs with footrests while cooling off; some people enjoy open-air cooling off while watching the sunrise.

Surprisingly, a free “Akuri” server is installed in the changing room! 🥤✨
A drink familiar to sauna fans, a mix of Aquarius and Real Gold, is all-you-can-drink, a surprising service.
Other branches don’t have it, so it’s a valuable service!!
Welcome free post-bath ice cream & lactic acid drink service

The post-bath space has a manga corner with a rich lineup, from hit works to classics lined up 📚✨
And since it’s Ikebukuro, an anime song medley is playing ♪

Dormy Inn’s signature ice pop service.
You can eat them from check-in time until 1:00 a.m., so even late check-in guests won’t miss out.

Ice machine service common to Dormy Inn!
You can get large paper cups, so it’s handy for all sorts of things!

The morning treat: free lactic acid drink service 🥤✨
The refrigerator at the post-bath lounge is lined with ice-cold bottles, making you feel luxurious from the morning ☀️✨
Dormy Inn’s signature late-night “yonaki soba”

And speaking of Dormy Inn nights, the signature “yonaki soba” is a must 🍜!
It’s served free at Restaurant “Hatago” from 21:30 to 23:00. The light soy-sauce-flavored hot ramen is the perfect late-night meal that soaks gently into a body fresh from the bath 😊

A free half-size soy sauce ramen, welcome as a finish after drinking in Ikebukuro or on a night when you’re a little hungry. The aroma of the sea from the iwanori spreads through the light soup, simple yet delicious enough to soak into your body 😊
Breakfast buffet at Dormy Inn Ikebukuro | Concept: “machi-chuka”

At Dormy Inn Ikebukuro, the morning treat is the lavish breakfast buffet at Restaurant “Hatago” 🍴✨
On the board at the entrance, attractive menu items themed on Ikebukuro-style “machi-chuka” are lined up!
Starting with the signature “clam shio soba,” menu items that give you energy from the morning, such as authentic dim sum and Chinese dishes, are prepared.

Crisp “onion salad” and colorful “green salad”—it’s nice that you can eat plenty of vegetables.

The salad corner also has dressed dishes like potato salad 🥗✨
Creamy, reliable potato salad is a breakfast staple you can’t skip.

Introducing the star “machi-chuka” menu items 🍜✨
Kept warm on the heated plates are richly flavorful qingjiao rousi and mapo tofu with an appetizing, moderately thick sauce. Both have an authentic taste, and the white rice just keeps disappearing from the morning!!

Next, nicely browned pan-fried gyoza 🥟✨
Gyoza cooked crisp on the outside and juicy inside are neatly lined up, giving off an appetizing aroma. Bite-size and easy to eat, put them together with mapo tofu and qingjiao rousi and you’ve got an authentic Chinese set meal from the morning 😊

And even heartier shumai and fried rice 🍚✨
Plump steamed large shumai and fried rice with an appetizing, fluffy texture!

My own Chinese plate is complete! 🥟✨
Large shumai, nicely browned gyoza, and colorful qingjiao rousi. You can enjoy them from bite-size amounts, so tasting a little of various flavors is the real pleasure of a buffet!

A tray of breakfast buffet that gives you a luxurious feeling from the morning 🍴✨
Among the lineup themed on Ikebukuro-style “machi-chuka,” the highlight is the signature “clam shio soba” 🍜!
The clear soup condensed with clam flavor is delicious, gently soaking into the body.
In addition, melt-tender simmered pork belly (kakuni) and seasoned egg, fatty grilled salmon, fresh salad, onsen egg, and a small dish of firefly squid—so many varieties you can’t decide!

Summary: Dormy Inn Ikebukuro is one of Tokyo’s top “healing inns”

Sitting at the checkout front desk is Dormy Inn’s official character “Dormy Inko,” and its adorable look decorated with seasonal flowers warms the heart.
Filling up on an authentic “machi-chuka” breakfast, setting your body and mind right with the ice-cold cold plunge and sauna, and finally being seen off by this healing character.
A stay full of attentive hospitality that truly deserves the phrase “one of Tokyo’s top healing inns.”
