With hundreds of hotels, searching “3 guests, 1 room” on a travel booking site mixes in rooms with extra beds and Japanese-style rooms, which makes it hard to use.

So I checked the search results one by one.
The following card list shows only “triple rooms with 3 guaranteed beds,” in order of lowest price per person.
There were 35 matches.

*Rooms where the third guest sleeps on an extra bed, sofa bed, futon, or stacking bed, Japanese-style and Japanese-Western rooms, and rooms where one bed is clearly smaller have been excluded in advance.

If You Want to Enjoy Kiyomizu-dera, Gion, and the Higashiyama Area (by Bus and on Foot)

Higashiyama's classic spots such as Kiyomizu-dera, Yasaka Shrine, and Hanamikoji are easy to reach on foot or by bus from around Gion, Kawaramachi, and Sanjo.

Buses are crowded with tourists morning and evening, and getting on and off with luggage for three is hard.
Choosing a location you can walk out from the hotel makes the travel burden much lighter!!

If You Want to Tour Nijo Castle, Arashiyama, Kinkaku-ji, and More Efficiently by JR and Subway

Sights on the west and north sides such as Nijo Castle, Arashiyama, and Kinkaku-ji tend to involve complicated transfers if you rely on buses alone.
If a bus is delayed by traffic, the whole itinerary falls apart.
Using a hotel near a JR or subway station as your base makes travel times easier to predict.

Around Kyoto Station | An All-Purpose Base for Shinkansen Travel, Kinkaku-ji, Fushimi Inari, and Wide-Area Sightseeing

The area around Kyoto Station is Kyoto's top transport hub, where the Shinkansen, JR, Kintetsu, subway, and city buses gather.
You can cover a wide range from one base: to Fushimi Inari on the JR Nara Line, to the Kinkaku-ji direction by city bus.
On arrival and departure days, you'd rather avoid transferring repeatedly with luggage.
For a trip of three by Shinkansen, a hotel close to the station is reassuring.

Survey Results for Triple Rooms in Kyoto

Of about 300 hotels, 35 in Kyoto had triple rooms with “3 guaranteed beds.”

Prices (per person) vary widely, from ¥2,328 to ¥31,252.
The cheapest was Smart Place Inn Kyoto Shijo-Omiya East and the most expensive was Hotel Granvia Kyoto.

Sizes range from 17㎡ to 54㎡.
A guide for three to be comfortable is 36㎡ or more, and the hotels with a type of 36㎡ or more were 7: Kyoto Tower Hotel, Kyoto Umekoji Kadensho, Hotel Nikko Princess Kyoto, Hotel Okura Kyoto, Kyoto Century Hotel, Hotel Granvia Kyoto, and THE GATE HOTEL Kyoto Takasegawa.

Cheap hotels mostly have compact rooms of around 17 to 25㎡, and if you accept them as “just for sleeping,” the value is unbeatable.
For a trip of three with lots of luggage who want to relax, I recommend rooms of 30㎡ or more.

Trends I Found

Lining up the 35, a few clear trends emerged.

1. Cheap triple rooms cluster north of Kyoto Station

The four cheapest, at ¥2,328 to ¥3,020 per person, were all in the Shijo-Omiya, Karasuma, and Nijojo-mae areas north of Kyoto Station.
This area has easy access to sightseeing spots by subway and bus, and is a good target for a value-minded trip of three.

2. Around Kyoto Station, rates run higher in return for peace of mind

The 12 around Kyoto Station ranged from ¥6,842 to ¥31,252 per person, with a median of about ¥10,500.
That's higher than the overall median (about ¥8,500), but the easy transfers among the Shinkansen, JR, and Kintetsu make it convenient for a trip of three with lots of luggage.

3. Every room under ¥5,000 is 27㎡ or smaller

The 7 under ¥5,000 per person had sizes of 17 to 26.8㎡.
For 36㎡ or more, the comfort guide for three, even the cheapest type starts at ¥7,770 per person (Kyoto Tower Hotel), so size and price are almost proportional.

4. 120 cm is the mainstream bed width

There are about 10 rooms with three 120 cm-wide beds, ranging from the cheapest at the ¥3,020 level (Rakuten STAY URBAN Kyoto Shijo-Omiya) up to Hotel Nikko Princess Kyoto (from ¥17,280).
Conversely, 90 to 98 cm widths cluster in the 4 in the lowest band, ¥2,328 to ¥3,840.

5. The central Kawaramachi, Karasuma, and Shijo area has the biggest price gap

The 10 in the center ranged from ¥2,460 to ¥22,550 per person, a difference of about 9 times even within the same area.
If you want to prioritize location while keeping the budget down, choosing from the compact hotels is recommended.

With 35 lined up, you wonder “so which one is best?” So I've narrowed down “start here” picks by travel purpose. Prices are the lowest per person at the time of the survey (3 guests per room, tax included), and all are rooms with one guaranteed bed per person.

If you want to stay as cheaply as possible

The places where you can stay for around ¥3,000 per person are the three north of Kyoto Station. For a trip of three who accept “just for sleeping,” it's the area with the best value.

• Smart Place Inn Kyoto Shijo-Omiya East: From ¥2,328 (the cheapest of the 35). The Triple Room is 19㎡ with three 98 cm-wide beds. About a 5-minute walk from Shijo-Omiya Station.
• EN HOTEL Kyoto (EN Hotel Kyoto): From ¥2,460. Cozy Triple (EN Triple also qualifies), 17 to 20㎡. A 6-minute walk from Karasuma Station and Shijo Station, a location with easy access to the downtown area.
• Smart Place Inn Kyoto Nijojo-mae Station: From ¥2,910. 17 to 21㎡, a 4-minute walk from Nijojo-mae Station on the subway.

However, all three are compact at 17 to 21㎡, and mostly have unit-bath rooms with bath, vanity, and toilet combined (the vanity at EN HOTEL Kyoto is to be confirmed). It's hard to open three suitcases, so please pack light.

If you want to relax as a group of three (size priority)

A guide for three to be comfortable is 36㎡ or more. Under that condition, the cheapest is Kyoto Tower Hotel.

• Kyoto Tower Hotel: From ¥7,770. The Large Twin (3 beds) is 39㎡ with three 120 cm × 195 cm beds. 2-minute walk from the Karasuma Central Exit of JR Kyoto Station.
• Hotel Nikko Princess Kyoto: From ¥17,280. 42 to 49㎡ with three 120 cm × 200 cm beds. About a 3-minute walk from Exit 5 of Shijo Station on the subway.
• Hotel Okura Kyoto: From ¥22,550. 37 to 44㎡ with three beds of 1,100 mm × 2,100 mm (permanent). Directly connected to Kyoto Shiyakusho-mae Station.
• Kyoto Century Hotel: From ¥25,200. The Deluxe Family is 54㎡, the largest of the 35 this time. 2-minute walk from JR Kyoto Station.
• Hotel Granvia Kyoto: From ¥31,252. 41㎡ with three beds of 1,150 mm × 2,100 mm. Directly connected to JR Kyoto Station.

For keeping to a budget, Kyoto Tower Hotel is recommended; for a little luxury, Hotel Nikko Princess Kyoto.

If you want separate bath and toilet

With a unit bath, waiting for turns to bathe tends to get long with three people. If you want a room with a separate bath and toilet, these two are candidates.

• KOKO HOTEL Kyoto Sanjo: From ¥5,120. Three 120 cm beds, with the Standard Triple about 22㎡ and the Premium Triple about 29 to 30㎡. Bath and toilet are separate (vanity location to be confirmed). 3-minute walk from Sanjo-Keihan Station.
• Hotel Vischio Kyoto by GRANVIA: From ¥6,842. Bath, vanity, and toilet are all separate.

Triple rooms are few in number to begin with, and the bathroom format varies from hotel to hotel.
Since three people share it, whether the bathroom, toilet, and vanity are separate matters more than you'd think.

I've summarized only what's stated on the official sites, in order of lowest price.
Anything not stated is marked “to be confirmed.”
